WHAT IS LEAD DUST TESTING, ANYWAYS?
Lead dust testing involves the assessment and analysis of dust particles in a property to determine the presence and concentration of lead. Lead dust is a common source of lead exposure, particularly in buildings where lead-based paint has deteriorated or during renovation, repair, or painting activities that disturb lead-containing materials.

During a lead dust testing procedure, a certified professional collects samples of dust from various surfaces within the property, including floors, windowsills, and other high-risk areas. These samples are then analyzed in a laboratory to measure the amount of lead present. The results of the analysis provide valuable information about the potential lead hazards in the property and help property owners and managers make informed decisions regarding lead remediation and maintenance.

Rental property lead-dust testing is especially important when children may be living in the home, as they are particularly vulnerable to the effects of lead poisoning. Ingesting even small amounts of lead- based dust can cause severe health problems in children, including developmental delays and behavioral issues. By having your rental properties tested for lead dust, landlords and tenants alike can rest assured that the environment is safe for all occupants.
Our team takes pride in providing comprehensive testing services with quick turnarounds so your rental properties are safe for all occupants. We guarantee accurate results backed by certified professionals who use the latest technology and techniques for reliable data collection. Experience peace of mind knowing that your tenants are living healthy lives safe from hazards associated with lead contamination.
How it Works:
1. Visual Inspection
A certified lead dust sampling technician will visually check the condition of the paint inside the residence to determine the property is free of deteriorated, flaking, chipping, peeling, chalking or paint that is not intact.
2. Collection of Samples
The technician will take dust wipe samples from every bedroom and at least one additional room or area where a child would likely play.
3. Result Analysis
The samples are analyzed by an EPA certified testing facility to determine whether the sample contain hazardous levels of lead-contaminated dust.
4. Lead Certificate/Report Issued
Client receives results from inspection. Results are available within 4 – 6 business days, but may be expedited upon request. Rental properties can obtain a Lead Safe Certificate through this service per the City of Philadelphia Rental Property Lead Certification Law requirements.
